Cape Coral is a city of microenterprises --
more than 7,500 businesses -- most of which have fewer than 50
employees. The Cape is also a very strong retail market. As our
businesses expand -- and as new businesses are established -- it
is critical that they check with the city's planning division to
ensure that the intended use is consistent with zoning
regulations. "Uses" are specific classes or types of business
that are allowed in specific districts. Merely because a
district is called "Industrial" or "Commercial" does not mean
any industrial or commercial business would be permitted.
Without checking that use and zoning are consistent, a business
runs the risk of purchasing property it cannot use, due to
zoning regulations. Therefore, the Economic Development Office
-- in its Business Assistance Guide, and on the city's website
-- recommends that before any land contracts or leases are
signed -- that the business check with the Community Development
Department Planning Division and verify that intended use is
allowed in the zoning district. The specific recommendation on
the city website
is: "Research Land Use and Zoning Codes: Business owners should
first contact the City’s Planning Division to determine the land
use and the zoning for the prospective property being purchased.
It is important to explain clearly the breadth of your business
plans, products and services in order to be classified properly
and be sure that you are in the appropriate zone for your
business (commercial, industrial, mixed use or residential,
